WOW is this a big one! The sale of this home in May of 2006 for $750,000 may be an indication of what this home was going for just two years ago in the market. Let me run down the size of this home and some of its amenities so you can see what I'm talking about.

This is a very large home. So if you look at it from a rebuilding cost perspective, its a lot of square feet for a little money. Take the $364,900 list price and back out the value of the lot which is approximately $75,000 in today's market. That leaves you with $289,900 for 7026 square feet of living space. Divided out that's just over $41 per square feet of living space. If you went to a builder today, the minimum you would look at on the low side would be $80 per square feet but more likely, $100 per square foot of space. So, you can see the value. The listing does state that they had a broken water pipe, so that does have to go into the calculation of repairing it. Some clients tell me they want a bigger house, well here it is!
